TeraWulf signs 20-year Anthropic AI infrastructure lease worth US$19B

TeraWulf has signed a 20-year lease agreement with AI startup Anthropic to develop a large-scale AI infrastructure campus in Kentucky. The deal is expected to generate approximately US$19 billion in contracted revenue and accelerate the company's transformation from bitcoin mining to AI-focused digital infrastructure.
Kentucky campus anchors the deal
According to Reuters , the lease covers a purpose-built AI infrastructure campus at TeraWulf's Justified Data site in Hawesville, Kentucky. The facility will support approximately 401MW of critical IT load, with the first phase expected to come online in the second half of 2027 and full capacity scheduled for early 2028.
The Wall Street Journal reported that the project is backed by a 20-year lease supported by an investment-grade credit profile, providing TeraWulf with a long-term, recurring revenue stream from a leading AI customer.
TeraWulf CEO Paul Prager said the agreement validates the company's strategy of building AI infrastructure and that the lease will generate approximately US$19 billion in contracted revenue over its initial term while creating opportunities for future expansion. Prager added that the deal demonstrates the company's ability to secure power resources, develop infrastructure, and obtain long-term customer commitments.
Pivot away from bitcoin mining
The agreement marks another step in TeraWulf's strategic shift away from relying primarily on cryptocurrency mining. The company reportedly announced in May 2026 that AI infrastructure would increasingly become a key driver of its business as demand for data centers continues to grow alongside the expansion of generative AI.
Alongside the Anthropic partnership, TeraWulf also announced plans to sell its 50.1% stake in the Abernathy joint venture to an investor group led by AI cloud infrastructure provider Fluidstack, its joint venture partner.
The transaction reportedly monetizes TeraWulf's roughly US$450 million investment at a premium to invested capital while freeing capital for wholly owned AI infrastructure projects. The sale will allow the company to redeploy capital into AI infrastructure opportunities where it expects to capture greater long-term value through direct ownership and operation.
Prager said the lease agreement and the Abernathy sale together position TeraWulf for its next phase of growth by strengthening its focus on AI infrastructure development.
Market reacts positively
Investors welcomed the announcements. TeraWulf shares reportedly rose more than 10% in early trading and had gained roughly 85% year to date before Monday's session. The stock climbed as much as 17% in premarket trading following the announcement.
