不做 The Born Korea(475560.KQ)
Yesan Market
Hyundai Department Store(069960.KS)

- Gimcheon Gimbap Festival

As consumers increasingly base purchasing decisions on firsthand experience, destinations built around experiential spending are emerging across South Korea. Trends are forming one after another — visiting pop-up stores, touring bakeries region by region in what Koreans call bakery pilgrimages, and the decorating craze covering phone cases, gel nails and planners — and each trend is producing its own core commercial district. These experience destinations are appearing not only in Seoul but in Goyang, Daejeon and Gimcheon, becoming a source of new economic demand in each region.
Seoul has emerged as the center of experiential marketing across industries, from fashion to food and beverage, through pop-up stores. The clear focal point is Seongdong District, home to the Seongsu-dong neighborhood widely regarded as the city's hottest destination. In the first half of this year, 468 pop-up stores opened in Seongdong District, accounting for a quarter of the 1,799 that opened across Seoul.
"As it has become harder to open pop-ups on Yeonmujang-gil, the heart of the Seongsu commercial district, they are flowing east past Seoul Forest, Ttukseom and North Seongsu all the way to Konkuk University Station," an official at Sweetspot said. "The area that people call Seongsu is expanding."
Even as the district widens, it cannot absorb all the incoming demand, and the experience economy is spreading across Seoul. Newly rising pop-up districts include Yeouido, Yongsan, Songpa and Jung District. The Hyundai Seoul in Yeouido, Lotte World Mall in Jamsil, IPark Mall in Yongsan and Lotte Department Store's main branch in Myeong-dong each hosted 100 to 200 pop-up stores in the first half alone. AK Plaza near Hongdae has established itself as a destination for subculture intellectual property experiences, including animation and games.
The synergy between experience and spending is pronounced. According to global real estate consultancy CBRE, sales per 3.3 square meters in the Seongsu district run up to four times higher than in Gangnam for stores in the same category. For domestic fashion, Seongsu recorded 6.34 million won, 3.8 times Gangnam's 1.67 million won, while global sports brand stores in Seongsu posted 8.76 million won, far ahead of Gangnam's 5.09 million won. That is why department stores are competing to position themselves as pop-up platforms.
Experience-driven commercial districts are also taking shape outside the capital. Daejeon has become the center of the nation's bakery pilgrimage circuit on the strength of Sungsimdang's popularity. According to the Korea Tourism Organization's Data Lab, the number of out-of-town visitors to Daejeon rose 20.3% from 2023 through last year. Tourist spending climbed 27.2% over the same period, far exceeding the national average of 16.1%. In Daejeon's Jung District, home to Sungsimdang's main store, tourist spending grew 45.3%. Industry officials also count Goyang and Chuncheon as major bakery pilgrimage destinations.
Gimcheon has become a new center for festival experiences after the Gimcheon Gimbap Festival, launched in 2024, drew crowds in each of its first two editions. Last year, 150,000 visitors descended on the city of 130,000 residents over two days, prompting organizers to limit purchases to four rolls of gimbap per person. The festival was recently designated a preliminary cultural tourism festival by the Ministry of Culture, Sports and Tourism.
Yangyang County in Gangwon Province, known as a mecca for surfing, recorded the highest ratio in the country last August, during peak season, with its de facto population reaching 27.0 times its registered population. That means there were 27 visitors for every Yangyang resident.
Yesan Market in Yesan County, Chungcheongnam-do Province, has also drawn consumers in their 20s and 30s after teaming up with The Born Korea for a renovation. The market, which had drawn barely 10 visitors a day before the overhaul, surpassed 10 million cumulative visitors in May this year despite ups and downs since reopening in January 2023.
Industry watchers say competition in experiential marketing among brands, retailers and local governments has grown so intense that copycat experience design no longer pays off. Pop-up rents are rising while operating periods are shrinking to two weeks or less, and few regional festivals translate into actual spending, they note.
"Going forward, regardless of the field — travel, festivals or fashion — designing the consumer experience will be the single most important factor determining the success or failure of a brand or product," an official in the retail industry said. "But consumer interests shift quickly and experiences similar to those of other brands are quickly ignored, so you have to make consumers feel what is distinctive about the product itself."
