In the second week of September, the start of the autumn presale season, attention is turning to where buyers will focus as a private presale in Seoul and public housing applications in Gyeonggi Province proceed side by side.
Seven complexes nationwide will offer a combined 2,852 units this week, according to Real Estate 114 on the 6th.
GS E&C (006360) will open first-priority applications on the 8th for Mokdong Yunseul Xi, an officetel — studio units used as either homes or offices — rising up to 48 floors with mid- to large-sized layouts of 114 to 203 square meters. Located in the heart of Mokdong in Seoul, the complex offers strong access to the city's main business districts via Omokgyo Station on Line 5. It sits in one of Seoul's best-known school districts and is surrounded by amenities including Hyundai Department Store and Ewha Womans University Mokdong Hospital. Facilities include Concorde Club by Josun, a membership wellness club operated under contract by Josun Hotels & Resorts, and Club Cloud, a top-floor sky community lounge, giving the project the appeal of a premium residence.
On the same day, Brownstone Wolgok Central will take first-priority applications in Seoul's Seongbuk District. Supplied through a small-scale rebuilding of the aging Dongshin Apartment complex, the project spans two basement levels and 20 above-ground floors, with units of 59 and 74 square meters. Of its 145 units, 62 will go to general sale. Wolgok Station on Subway Line 6 is nearby, and the Dongbuk Line light rail, targeted to open in November 2027, is also close, which is expected to further improve access to central Seoul.
Model houses will open at three sites, including Hwaseo Station Lake Park Honorsville in Seodun-dong, Gwonseon District, Suwon, Gyeonggi Province, and Incheon Gyeyang Block A6, a public presale project, in Bakchon-dong, Gyeyang District, Incheon.
Hwaseo Station Lake Park Honorsville comprises 476 units across seven buildings, with four basement levels and 15 above-ground floors, in layouts of 84 to 99 square meters. Hwaseo Station and Suwon Station are both nearby, providing convenient access to Subway Line 1 and KTX high-speed rail, and an extension of the Suin-Bundang Line and the GTX-C line are also planned, which is expected to further improve transport links.
