The balance of mortgage loans for individual business owners has been declining, data showed. President Lee Jae-myung had earlier raised concerns that loan-to-value (LTV) ratios were being applied excessively to real estate loans for individual business owners, but the actual scale is shrinking.
According to the financial industry on the 29th, the mortgage-backed individual business loan balance at the four major banks (KB Kookmin, Shinhan, Hana and Woori) stood at 30.4547 trillion won as of the end of the first half of this year, down 1.0632 trillion won from 31.5178 trillion won a year earlier. Compared with the end of last year (31.1485 trillion won), the downward trend is also clear.
Analysts attribute the decline to tighter management of business loans amid a strengthening trend of household loan regulation. For business loans, LTV can be recognized at up to 85 to 90 percent depending on the collateral. In particular, they are not directly subject to the borrower-specific debt service ratio (DSR) regulation. For this reason, the method of raising loans under a business owner's name has been pointed out as a regulatory blind spot.
Currently, banks are strengthening the management of business loans. An official at a commercial bank said, "As post-lending inspection standards have continued to tighten recently, the diversion of loan funds is gradually being blocked," adding, "From the banks' perspective, there is also a sanctions risk from handling inappropriate loans, so we are screening more strictly than in the past."
By contrast, internet-only banks are targeting the individual business loan market with competitive interest rates. KakaoBank launched real estate-backed individual business loans in October last year and is seeking to expand its market share. It has recently moved to secure customers by holding events for checking loan limits and interest rates. KakaoBank's individual business loan balance grew from 2.256 trillion won in the first quarter of last year to 3.403 trillion won in the first quarter of this year.
