KB Kookmin Bank has begun reviewing the sale of 16 properties it owns, including staff dormitories and branch offices, with a preliminary appraised value approaching 180 billion won ($130 million).
The bank recently issued a tender notice for a "leasing and sale advisory service for owned real estate" and started the process of selecting a sale adviser, according to financial industry sources on the 4th.
The 16 properties under review carry a combined preliminary appraised value of about 179.9 billion won. They include a staff dormitory in Doma-dong, Daejeon, and the Cheongju Financial Center. Dormitories currently used by employees are also among the assets being reviewed, sources said.
Kookmin Bank has been accelerating the disposal of its real estate holdings. In July, it put nine branch properties up for sale, including sites in the Seoul districts of Doksan-dong, Sindang-dong and Yangpyeong-dong. Because real estate held by banks is counted in risk-weighted assets, selling property allows a lender to raise cash while also managing soundness indicators such as its capital ratio.
"We are not disposing of all 16 assets immediately," an official at Kookmin Bank said. "Once the sale adviser examines the legal rights attached to each property and market conditions and proposes an appropriate sale plan, we will review the circumstances of each asset and decide whether to sell."
