Household loans at Korea's five major commercial banks rose by more than 4 trillion won for a second consecutive month. Despite banks tightening lending standards across the board, the increase has shown little sign of slowing, driven by expectations of rising home prices and demand for debt-financed investment.
According to the financial industry on the 3rd, household loan balances at the five major commercial banks—KB Kookmin, Shinhan, Hana, Woori, and NH Nonghyup—stood at 778.9791 trillion won as of the end of last month. That marks a sharp increase of 4.0183 trillion won from the previous month.
The figure has posted increases in the 4 trillion won range for two straight months since June (4.1378 trillion won), swelling by more than 8 trillion won over the two-month period. Considering that household loans grew by 3.1448 trillion won from the start of the year through May, the recent pace of increase has more than doubled.
In line with financial authorities' stance on managing overall household debt, banks had taken a conservative approach to lending early in the year. But with the domestic stock market boom, demand for debt-financed investment began to ignite from April.
Adding to that was demand from people seeking to buy homes using mortgage loans, which further accelerated the growth in household loans. Mortgage loan balances at the five banks rose by 2.7955 trillion won from the previous month. That is the largest increase this year and the biggest in 11 months since August last year (3.7012 trillion won). Compared with the previous month (1.7576 trillion won), the scale of the increase surged about 1.5-fold.
Credit loan balances stood at 109.7533 trillion won, up 1.0829 trillion won from the previous month. That is about half the pace of the increases seen in May (2.1741 trillion won) and June (2.1550 trillion won), when balances rose by more than 2 trillion won for two consecutive months. Still, they maintained a high growth rate, rising by more than 1 trillion won.
With the growth in household loans not letting up, banks are pursuing additional management measures, such as reducing loan limits or raising interest rates.
Meanwhile, time deposits at the five banks reached 984.9399 trillion won last month, a sharp increase of 35.5401 trillion won from the previous month. By contrast, demand deposit balances, which represent standby funds, fell by 56.4049 trillion won from the previous month to 665.8879 trillion won.
