Private equity real estate firm Redfearn Capital has teamed up with TPG Inc.’s US real estate platform to buy a portfolio of 53 industrial buildings worth $628 million.
The buildings total 5.4 million square feet, with about 75% of the assets based in the Southeastern US in markets such as Atlanta, Lakeland and Tampa in Florida, and Raleigh and Charlotte in North Carolina, according to statements reviewed by Bloomberg News.
The seller, which wasn’t disclosed in the statements, is DRA Advisors, according to people familiar with the matter, who asked not to be identified because the matter is private. A representative for DRA Advisors couldn’t immediately be reached for comments.
The deal is the second large industrial real estate transaction in two weeks, coming after Stonemont and PCCP LLC acquired a portfolio of 38 industrial buildings from Blackstone Inc.’s Link Logistics in a deal valued at about $1 billion.
Redfearn Capital and TPG formed a partnership in 2021. Along with Redfearn, Atlanta Property Group and Matterhorn Venture Partners are also operating partners in the deal.
“It expands our presence across the Southeast, increases our operating scale, and positions us to continue growing through disciplined acquisitions,” Alex Redfearn, the founder, president and chief executive offer of Redfearn said in a statement.
The assets are mostly what are known as shallow bay industrial assets, which generally measure from 10,000 to 50,000 square feet, and can have more uses for tenants than bigger spaces.
TPG absorbed the then $73 billion credit and real estate businesses of Angelo Gordon as part of its 2023 deal to buy the firm. Those businesses in the US and Europe are now part of TPG AG, which has $19 billion in assets under management.
The newly acquired portfolio consists of high-quality assets with “strong occupancy, diversified tenancy and compelling opportunities to create value through active asset management,” TPG AG Managing Director Chris Oka said in a statement.
Eastdil Secured advised on the debt financing and Greenberg Traurig served as the legal adviser to the buyers. Some details of the deal were reported earlier by Green Street.
