不做 National Australia Bank(澳大利亚国民银行)(NAB.AU)

Australia’s central bank is likely to deliver another interest-rate increase at its meeting later this month, according to a former senior Reserve Bank official, who also expects property prices will fall by about 10%.
“I’m pretty sure that they will hike in September,” Jonathan Kearns, who spent almost 30 years at the RBA before departing in 2023 to become chief economist at money manager Challenger Ltd., said in an interview on Friday. There was enough in the July inflation data to indicate a strong reading for the September quarter, he said, “so then my view, why wait?”

Kearns was referring to the central bank’s preference for quarterly inflation readings until there’s a sufficient backlog of monthly reports to have confidence in that data. He anticipates that once rates rise to 4.6%, the highest level in almost 15 years, policy would be sufficiently restrictive to slow the economy and return stubbornly strong inflation to the 2-3% target band.
In updated quarterly forecasts released last month, the central bank predicted it would only reach the 2.5% midpoint of its inflation target in early 2028.
“Given the Reserve Bank has demonstrated that it’s patient, I think that will be enough,” Kearns said of the expected policy tightening on Sept. 29. “You would need to see another shock to inflation to bring a November hike into play.”
The RBA increased borrowing costs three times between February and May before holding at 4.35% at its past two meetings.
Kearns, a former head of the RBA’s financial stability department, said a recent slump in Australia’s property market will result in about a 10% drop, which would mark “the largest fall in housing prices since the Great Depression in the 1930s.”
The only scenario in which the decline would exceed 10% is if the energy shock from the US-Iran war intensified, or investors lost confidence in the AI boom, he said.
“So if you get a recession, so an extra shock hitting the economy, then yes, you could see housing prices fall by more than 10%, but I think that’s unlikely,” Kearns said.
A gauge of national home values fell 0.9% in August, its fifth monthly decline, taking its drop from the March peak to 3.6%.
