Barratt Redrow launches buyback programme after investor pressure
Barratt Redrow will launch a share buyback programme, partially meeting activist demands as the housebuilder seeks to combat a widening discount between its share price and its net asset value.
The company said on Wednesday it intended to return £400mn to shareholders during its next fiscal year, of which £386mn would be distributed through share buybacks and the rest paid as an ordinary dividend of 1p per share.
“Deploying capital through an expanded share buyback programme is currently the most effective way to create long-term shareholder value,” the company said.
Since its interim results in February, Barratt Redrow said its share price discount had risen to 36 per cent from 9 per cent, a “material” level that “presents an opportunity to optimise shareholder returns”.
Phoenix Asset Management Partners, a shareholder that owns approximately 5 per cent of the company, last month called on Barratt to initiate share buybacks of up to £1bn per year.
“This is a positive first step,” said Kartik Kumar, a portfolio manager at Phoenix. “But the company should be deciding how much to buy back based on its cash generation, not from earnings, which we think will drive significantly higher value in the longer term.”
The buyback programme will start immediately and end by the beginning of July next year.
The company reported 17,667 home completions in the year ended June 28, at the top end of its guidance, and said it would build 17,700 to 18,200 homes in the coming year.
It said average build cost inflation for the year was about 2 per cent and that it may rise this year owing to “recent volatility in global energy prices and supply-chain disruption”.
Earlier this year Barratt said it was being “even more selective” about land acquisition and slashed its guidance for land approvals.
UK housebuilders are facing a challenging time as buyers hesitate amid economic uncertainty.
