A high-end officetel — a studio-style unit used as either a home or an office — has emerged in the heart of Mokdong in Seoul's Yangcheon District, offering floor plans and finishes that rival those of apartment complexes. The 115-square-meter unit that Seoul Economic Daily viewed at the Mokdong Yunseul Xi show house on the 1st is a four-bay flat-type layout with a living room and three bedrooms arranged side by side, making it hard to distinguish from the mid- to large-sized apartments being supplied these days. It also makes use of balcony space to significantly expand the area residents actually experience.
Between the living room and the balcony sits a movable transparent wall that can be opened or closed as needed. When the wall is opened, the two spaces become one. GS E&C says that adding roughly 16.5 square meters, or five pyeong, of balcony to the 115 square meters of exclusive-use area, about 35 pyeong, brings the usable space to 132 square meters, or 40 pyeong. The living room itself felt spacious enough to take 13 or 14 steps from one end to the other.
Interior finishes and options have also been upgraded. Premium brands including Villeroy & Boch were used for faucets and bathroom fixtures, and items such as an additional room configuration, a refrigerator and a clothing care system are provided at no extra cost. "We designed it so that buyers don't have to weigh options — they only have to decide whether to live here," a sales official said. Each unit type was also designed around a resident "persona," applying different spatial layouts such as a view-oriented dining area, a wide living room or a projecting balcony.
The exterior and interior may resemble an apartment, but the legal classification is an officetel. Yunseul Xi will be built on a general commercial zone at 924 Mokdong, the former site of a KT property, with three buildings rising from six basement levels to a maximum of 48 floors and a total of 651 units.
With the government recently tightening lending rules centered on apartments, the financing advantages of officetels are drawing attention. "Mortgage amounts are capped for apartments, but for officetels the loan-to-value ratio can go up to 70% with no cap on the amount," the sales official said. "You don't even need a housing subscription savings account."
The project also carries the scarcity value of being the first new sale in central Mokdong in more than a decade. The previous sale in the area was Mokdong Central Prugio, a 248-unit complex completed in 2015. Mokdong is regarded as an area where officetels command asset values comparable to those of apartments.
A comparably sized unit in Mokdong Shinshigaji Complex 7 traded for 3.3 billion won last month, and a similar unit in Hyperion, an established landmark officetel, changed hands for about 3.1 billion won this year. "Interest is strong in the southwestern part of the capital region, including Bucheon and Gwangmyeong as well as the Mokdong area," said Kim Pil-moon, head of sales for Mokdong Yunseul Xi. "We expect demand to concentrate further once relocations begin for the rebuilding of the Mokdong Shinshigaji complexes."
Market watchers say the presale price could come in at around 100 million won per 3.3 square meters of gross floor area. The sales official said, however, that "on an exclusive-use area basis, it is not 100 million won per 3.3 square meters," adding that lower floors will be priced relatively lower and upper floors higher. GS E&C plans to disclose specific presale prices when applications open on the 3rd.
Reflecting its positioning as a luxury residential product, the project devotes considerable space to community facilities. Concorde Club by Josun, a membership fitness club of about 3,000 pyeong operated by Josun Hotels & Resorts, will occupy the first through third basement levels. On the 47th floor, a sky community called Club Cloud will offer panoramic views.
The exterior is also meant to stand apart. In a collaboration with installation artist Ned Kahn, panels will move like ripples when the wind blows. The complex name Yunseul, which refers to ripples glinting in sunlight or moonlight, was drawn from that design concept.
