IPARK HDC (Hyundai Development Company) is expanding smart living services that use artificial intelligence (AI) and data technology. Its strategy is to enhance the marketability and convenience of its residential products by analyzing residents' health data and lifestyle patterns to provide personalized services, and by using AI monitoring technology to pre-emptively respond to safety accidents within complexes.
IPARK HDC said on the 27th that it is applying digital healthcare, smart homes, robot delivery, and electric vehicle (EV) fire prevention systems to new residential products and IPARK complexes.
Its flagship project is "Park Roche Seoul One," a private rental housing development in Wolgye-dong, Nowon-gu, Seoul. With a total of 768 households, Park Roche Seoul One is a wellness residential product that combines medical care, meals, community, and smart home services.
A health screening center run by Asan Medical Center is set to open at Park Roche Seoul One. After undergoing health screenings, residents who require regular observation or treatment can use the complex's clinic and outpatient care referral services. The plan is to build a system that spans from health status checks and preventive management to post-screening follow-up care, all within the complex.
Heart rate, activity levels, and sleep data collected by wearable devices are also used for health management. Contactless sensors installed inside households detect early signs of falls and cardiovascular abnormalities, and when an emergency is detected, they link with a 24-hour monitoring center to respond. Resident nurses and wellness specialists will analyze residents' health status and living habits to suggest exercise, diet, and rest programs. Prevention-focused health management programs such as yoga and therapy will also be operated.
AI-based smart home (IoT) technology is also applied to enhance residential convenience. Interactive wall pads inside households learn residents' living habits and health status to adjust lighting, temperature, and humidity. Schedule notifications, service calls, and community facility reservations can also be accessed through the wall pad or smart home application. Through the app, residents can check their health status and abnormal signals and send related notifications to guardians. Functions for booking medical services and applying for affiliated programs will also be provided. An "anshim care" (peace-of-mind care) service that alerts family members when abnormal signs are found in sleep and heart rate data will also be operated.
In the complex's common areas, an AI monitoring system and robot delivery service will be introduced. Fingerprint-recognition door locks, emergency call devices, biosignal detection sensors, and home IoT smart switches will also be installed. A contactless one-pass system that allows facial-recognition access from the underground parking lot to each household will also be applied.
IPARK HDC is also expanding AI safety equipment to respond to EV fires across IPARK complexes. Beginning with Seoul One IPARK, it plans to apply an EV fire detection support system as standard in underground parking lots to identify fire signs early.
Thermal imaging cameras will be concentrated in EV charging areas to check in real time whether battery temperatures rise above a certain level. Intelligent closed-circuit television (CCTV) capable of 360-degree filming detects smoke and flames and sends notifications to the management office and vehicle owner when an abnormal situation occurs.
If a fire risk is confirmed during charging, charging is automatically stopped. Fire outbreak information is delivered to the "IPARK Smart Managing Dashboard," the complex's integrated management system, and to the manager's application. Parking guidance lights are switched to red and emergency alarms are transmitted to help parking lot users evacuate.
"We are applying AI and digital technology so that health, safety, and living convenience can be managed in an integrated way within the living space," an IPARK HDC official said. "We will develop IPARK into a lifestyle platform where products, culture, and living services are connected."
