Digital Realty Trust (DLR) was trading higher after TD Cowen raised its recommendation on the stock over data center demand strength.
Shares were 3.43% higher at $185.50 during pre-market trading on Friday.
"Amid record demand strength, we see potential for further large signings in late '26/early '27. We also believe continued DC price increases, coupled with changing designs, should drive notably higher renewal spreads in future years," said TD Cowen analysts.
"As such, we believe DLR is positioned for strong multi-year growth that is likely to accelerate in 2028," said the research note.
TD Cowen upgraded DLR to Buy from Hold, and increased the price target to $222.00 from $192.00.
The rating aligns with the Wall Street analysts' rating of Buy. Seeking Alpha authors as well as the Quant Rating system see the stock as Hold.
