American Tower (AMT) stock gained 1.7% in Tuesday premarket trading after the telecom tower REIT posted stronger-than-expected Q2 earnings and revenue, fueled by robust leasing demand, and boosted 2026 guidance.
The REIT now expects 2026 adjusted FFO per share of $11.00-$11.17 (midpoint $11.09 vs. Visible Alpha consensus of $11.08) compared with its prior guidance of $10.90-$11.07. Adjusted EBITDA is expected to be $7.24B-$7.31B (midpoint $B vs. $7.22B S&P CapIQ estimate), up from its previous outlook of $7.195B-$7.265B. Its guidance for total property revenue increased/decreased to $10.695B-$10.845B ($10.688B Visible Alpha estimate) from its previous view of $10.585B-$10.735B.
"We delivered another strong quarter, driven by robust leasing demand across our global tower portfolio, record leasing activity at CoreSite, and continued operational excellence," said CEO Steve Vondran. "This momentum translated into mid-single-digit AFFO per share growth, normalized for one-time DISH churn, and enabled us to raise our full-year outlook for the second time this year."
Q2 AFFO per share of $2.71, beating the S&P CapIQ consensus of $2.69, fell from $2.84 in Q1 and rose from $2.60 in Q2 2025.
Total operating revenue of $2.75B, topping the $2.70B consensus, increased from $2.74B in the previous quarter and $2.63B a year ago. Total property revenue of $2.69B rose 6.3% Y/Y, with tenant billings up 2.4% Y/Y. Property gross margin slipped to 73.7% from 75.1% in the prior quarter.
Total operating expenses of $1.48B vs. the Visible Alpha estimate of $1.51B dropped from $1.50B in Q1 and climbed from $1.43B in last year’s Q2.
Adjusted EBITDA of $1.81B, vs. the $1.79B S&P CapIQ estimate, slipped from $1.84B in the prior quarter and grew from $1.75B in the year-ago period
