VICI Properties (VICI) is set to announce second-quarter earnings on Wednesday, July 29, after the market closes.
Wall Street expects the experiential real estate investment trust to post EPS of $0.71 on revenue of $1.04B for the quarter.
During its Q1 earnings call, CFO & Treasurer David Kieske raised full-year 2026 AFFO guidance to between $2.665B and $2.695B, or $2.44 to $2.47 per diluted common share.
Earlier in the second quarter, VICI acquired Golden Entertainment's operating assets and seven casino real estate assets for $1.6B through a sale-leaseback arrangement after the Nevada Gaming Commission signed off on the deal.
Seeking Alpha analyst Hunting Alphas highlighted that the Caesars buyout could trigger property divestitures and new sale-leasebacks, reducing VICI’s tenant concentration risk. Additionally, most of VICI’s debt is fixed rate with long maturities, limiting exposure to expected interest rate increases.
Hunting Alphas rated the stock a Buy, saying that VICI Properties offers a high, well-covered dividend and strong cash flows, making it attractive for income-focused investors.
On the other hand, heightened U.S.-Iran tensions have raised renewed inflation and Fed rate hike fears, triggering downward pressure on many REIT stocks, including VICI.
VICI’s shares have slipped nearly 2.3% year to date, underperforming the benchmark S&P 500, which has risen 8.3% over the same period.
However, Seeking Alpha analysts and Wall Street analysts are bullish, rating the stock a Buy.
RBC Capital Markets rated VICI Sector Perform with a price target of $29, saying that VICI has assembled a number of impressive gaming assets and has unique exposure to CPI escalators.
“However, low coverage on the Caesars Regional lease makes a rent cut feel likely at some point, and VICI's top two tenants potentially going private reduces visibility. While VICI trades at a discount to the net lease group, the valuation screens fair compared to other gaming/experiential REITs,” noted RBC analyst Brad Heffern.
Seeking Alpha analyst Juxtaposed Ideas stated that VICI remains a Strong Buy, with the Las Vegas Strip recovery, CPI-linked escalators, and a healthy balance sheet underpinning the REIT's secure dividend investment thesis through an AFFO payout ratio of 74%.
Over the last three months, EPS estimates have seen no upward revisions against two downward moves, while revenue estimates have seen eight upward revisions and no downward revisions.
